Getting Started with Rentto

Learn how to create your account, complete onboarding, and set up your first property in Rentto.

Getting started with Rentto takes just a few minutes. This guide walks you through every step — from creating your account to exploring your dashboard for the first time.


1. Create Your Account

Visit app.renttohq.com/signup to create your free account. No credit card is required.

You have two ways to sign up:

Option A — Sign Up with Google (Fastest)

Click Continue with Google to use your existing Google account. A popup will appear asking you to select your Google account and grant permission. Once authorized, your account is created instantly — no password or email verification needed.

Option B — Sign Up with Email

Click Continue with Email to use a standard email and password. Fill in the following fields:

Password requirements:

  • At least 8 characters long
  • At least 1 uppercase letter (A–Z)
  • At least 1 number (0–9)
  • At least 1 special character (e.g., !@#$%^&*)

Click Create account to submit.

Verify Your Email

If you signed up with email, Rentto sends a verification email to the address you provided. Open the email and click the verification link to activate your account. You must verify your email before you can log in.

If you don't see the email, check your spam or junk folder.


2. Log In to Your Account

Visit app.renttohq.com/login to sign in.

Log In with Google

Click Continue with Google and select the Google account you used during signup. You'll be taken directly to your dashboard (or onboarding, if this is your first time).

Log In with Email

Click Continue with Email, enter your email address and password, then click Sign in.

If your email is not yet verified, you'll see a message: "Please verify your email address. Kindly check your inbox." Follow the verification link in the email you received during signup and try again.

Forgot Your Password?

If you can't remember your password:

  1. Click Forgot your password? on the login page
  2. Enter the email address associated with your account
  3. Click Send Reset Email
  4. Check your inbox for a password reset link
  5. Click the link, set a new password, and log in

3. Complete Onboarding

The first time you log in, Rentto walks you through a quick setup to add your first property. You'll see a welcome screen with a two-step progress indicator:

  • Step 1 — Property details (current step)
  • Step 2 — Dashboard (after you finish)

Choose Property Type

Select the type of property from the dropdown. Options are organized into two groups:

Multi-Family:

Enter Year Built

Enter the year the property was built (e.g., 2005). Valid values range from 1600 to 2099.

Enter Property Address

Start typing your property address in the street address field. Rentto uses Google Places autocomplete — as you type, matching addresses appear below. Select the correct one and the following fields are automatically filled in:

  • Street Address
  • City
  • State / Region
  • Zip / Postal Code (up to 10 characters)
  • Country

You can edit any of these fields manually after they're populated. If your address doesn't appear in the suggestions, you can type all fields by hand.

Save Your Property

Click Complete setup to save your property. Rentto will:

  1. Geocode your address to get the exact latitude and longitude
  2. Create the property in your account
  3. Mark your onboarding as complete
  4. Redirect you to your new dashboard

If the address can't be geocoded, you'll see an error: "Could not find that address. Please check and try again." Double-check the address fields and try again.


4. Explore Your Dashboard

Your dashboard is the home screen you see every time you log in. It gives you a real-time snapshot of your entire portfolio at a glance.

Key Metrics

Four cards at the top summarize your portfolio:

Occupied UnitsHow many units are currently occupied, with occupancy percentage
Monthly RevenueTotal income for the current month, with month-over-month change
Open Maintenance RequestsNumber of pending maintenance tasks that need attention

Each metric includes a change indicator showing how the value has shifted compared to the previous period (shown in green for increases, red for decreases).

Charts

Below the metrics you'll find two visualizations:

Revenue & Expenses Chart

A bar chart showing your income and expenses over the past 8 months. Each month displays two bars — one for revenue and one for expenses. Hover over any bar to see:

  • Month name
  • Revenue amount
  • Expenses amount
  • Net income (revenue minus expenses)

Unit Distribution

A horizontal chart showing how your total units break down by occupancy status (occupied vs. vacant). This helps you quickly see your overall vacancy rate.

Recent Activity

A feed of your latest portfolio updates, including:

  • Recent transactions (rent payments received, expenses paid)
  • Maintenance request updates
  • Each entry shows the action, amount, tenant name, property, and timestamp

Top Properties by Revenue

Your highest-performing properties ranked by monthly revenue. Each entry shows:

  • Property ranking (#1, #2, etc.)
  • Property name and address
  • Occupancy (e.g., 4/5 units occupied)
  • Monthly revenue
  • Occupancy rate with a visual progress bar

5. Understanding Your Subscription

Rentto is free to start with the Basic plan. Here's what each tier offers:

You can upgrade your plan at any time from Account & Settings.


6. Invited as a Tenant?

If a landlord has invited you to Rentto, you'll receive an email with a special signup link (e.g., app.renttohq.com/signup?invite=...).

When you click the link:

  1. The signup form opens with your name and email pre-filled from the invitation
  2. Google sign-in is not available for invited signups — use the email form
  3. Set a password and click Create account
  4. Verify your email address
  5. Log in to access the Tenant Portal

As a tenant, you'll have a simplified view where you can:

  • View your active leases and lease terms
  • See payment history and upcoming charges
  • Manage your bank account and payment methods
  • Update your profile information

7. What to Do Next

Now that your account is set up, here are the recommended next steps:

  1. Add more properties — Build out your full portfolio
  2. Create your first lease — Set up lease terms and assign tenants
  3. Add tenants and contacts — Manage your people directory
  4. Record transactions — Start tracking income and expenses
  5. Explore the AI Assistant — Get portfolio insights and draft communications

Troubleshooting

I didn't receive the verification email

Check your spam/junk folder. The email comes from Rentto's Firebase authentication service. If you still don't see it, try signing up again with the same email — a new verification email will be sent.

I can't log in after verifying my email

Make sure you're using the exact email and password you signed up with. If you used Google sign-in, click Continue with Google instead of entering an email and password.

The Google sign-in popup doesn't appear

Make sure pop-ups are not blocked in your browser. Check your browser settings and allow pop-ups for app.renttohq.com. You can also try a different browser.

My account is disabled

If you see a message that your account has been disabled, please contact support through our Slack community for assistance.

The address geocoding failed during onboarding

Make sure all address fields are filled in correctly. Try selecting an address from the Google Places autocomplete suggestions rather than typing it manually. If the problem persists, double-check the street number, city, and zip code.
